The problem is with the overnight. A lot of the train  and bus lots only have metered parking for non residents. Especially the metro north lots. Thus overnight would not work. There is a bus lot in Parsipanny, NJ at Rt. 46 and  N. Beverwyck Rd.  That lot used to be for anyone to park in. I am pretty sure you can park overnight. We used to use that lot for our commute. Also in a good area. Any lot will have some risks. As there will not be many cars in it overnight. I would call the local police in Parsipanny, NJ and ask about that lot.
