Development in and Around Syracuse Discussion

There are no other options under consideration. There will be no skyway or another elevated highway or a tunnel – none of the other options the state and federal governments have entertained for years.
"Entertained" is the correct word. They did it out of consideration and due diligence, but then it turned into a sh!tshow.

Wonder how the mixed housing will go over? I keep thinking of where they are going to relocate so many of those people from Pioneer Homes. They already said only ‘ some’ Pioneer homes occupants will be able to stay in the new mixed income housing built after the Route 81 tear down. I’ve been waiting to hear the plans for the modern 21st century relocation of the Ward 15 occupants.

They have been very active building new housing on the south side that looks much nicer than the old ghetto apartments like Pioneer Homes or on the Near West Side. Down on South Salina St., many very nice new homes, built mostly by local residents living within a few blocks. Story in the paper a couple days ago.

When all is said and done, the plan is for there to be more housing units in place of Pioneer Homes, and every current resident has been guaranteed a spot in the new residences.

That’s good to hear because what I thought Walsh said in an interview on channel 9 was that Pioneer Homes replacement were mixed income units and current occupants who wanted to stay could apply for any available units. It made me think that it was a lottery system since it was for mixed incomes. I didn’t hear where the current people were to go while they were being built. I thought they probably have to be moved and then if they decided to return they probably would have to apply and move again. Maybe I’m wrong - not many specifics which worries me.

I think the city planners want that land pretty badly for hospital and commercial expansion. The value of that real estate as a business connector to downtown and the convention center area could really strengthen downtown. They are building some rehabilitated housing on S. Salina St that looks very nice and is targeted to lower income people, and were built mostly by local labor.

So it's one-to-one replacement for everyone who lives in McKinney, Pioneer, and Central Village; on top of that, market and workforce housing will be introduced (along with a lot of amenities and support services). So in addition to diversity, density's going up, which is a good thing, IMO.

A fun event held in the city at Hiawatha Lake in Onondaga Park in the Strathmore section of the city. Was cancelled last year because of Covid but held this year.

I used to fish there for perch when I was about 5-7 years old. I'd ride my bike with a plastic water bucket and my fishing pole from Kellogg St and then back home again.

I used to ice skate there in the winter. It was where the old Syracuse Speed skating club would practice and there were races there. They used to serve hot chocolate, snacks etc there too. When I was very young my mother wouldn’t let me swim there because there was an awesome 2 to 3 story slide that she said I was too young to go on. I remember her promising that when I was 10, I could go but sadly it was removed. (I used to wonder if my mom knew about it ( :)). Some kids got hurt on it and one may have drowned while fooling around going under the slide and couldn’t find their way out. (Memory is going) There used to be fishing derbys there too.
They now rent canoes etc in the summer and have band concerts on the beautiful gazebo on Tuesday evenings.

Very interesting purchaser for the two buildings directly west of there...

I see that ARPA LLC bought those buildings. Quick Google search puts that LLC at the home of a guy that’s a Project Manager at National Grid. Since the article about the purchases mentions it’s two local men, I’m guessing the “AR” is him but the “PA” is a mystery.

This is one of the things, as a lawyer, that I am pissed about. Many local banks are asking for Operating Agreements when you open a bank account to see who the investors in a business opportunity may be.

If you have a tax ID number, it's none of their goddamn business.

There is a very legitimate business reason, many in fact, why a purchaser of real estate wants to keep their identity a secret until they have secured the land they seek.

It doesn’t seem like it’s that hard to list the registered address as that of your attorney, and not your home address. Most do, this one did not. I hate the real estate LLC shell game anyway.

No, this is something different. You can give people Corporate Bylaws, and they are just boilerplate, don't really say or reveal anything.

But an LLC Operating Agreement is where you lay out the capital contributions (investments), who will contribute certain skills or services, etc., and ownership percentages of all the investors. This is where all the real information is.

I suppose you could create a "dummy" operating agreement to give banks, but there would still have to be someplace where all that stuff was spelled out in writing and signed off on by everybody.

Banks are too damn nosy, these days. They write the laws for their own benefit, and they stick their noses lots of places they didn't used to. They're getting worse than the government.

It’s because they’re trying to not facilitate money laundering.

If you don’t know who the “investors” are, or where their funds are coming from, then it’d be easy peasy for criminals and their associates to wash $ thru these sorts of deals.

If you have an EIN number, you have to disclose all the members (a/k/a owners) to the IRS. The bank doesn't need to know who the investors are.

A company Operating Agreement is *not* one of the documents stipulated by the Patriot Act (or other similar gov't anti-money laundering statutes) as proof of identity or proof of source of funds.

I could be missing something here, but you need to have an entity to purchase real estate, whether an individual or an organization - like an LLC. These investors formed an LLC. Real estate transactions are public record, so the name of the LLC is made available. A simple Google search produced the filing number, date, state, status and the registered agent address and principal address. There were no names associated with this, but if you put your home address on your LLC, it's not that hard for someone to put 2 and 2 together.
