Not sure this quite fits in on Marshall St. Although I do agree that the street needs a makeover, 8 stories seems a bit much.

Is this a stupid idea being shopped to gauge interest? Please don’t tell me this visions thing is going up on Marshall Street.

It isn’t great now but this would just make it worse….

I don't necessarily hate the design, but the scale just doesn't make sense.

What do you have against taller buildings? 8 stories isn’t even “tall” anyway.

I have nothing against taller buildings. When every other building on the street is no more than two stories tall, 8 stories is out of place.

It wouldn’t surprise me if 10 years from now that entire street is razed for student housing.
 
This project gets a two thumbs up from me! Was brainstorming a few months back about what housing would do to Marshall street if they just added housing on top of the businesses-- and I'm glad that they finally are.

I will say that I am not a fan of the loss of character, though. Hopefully once the building is finished each storefront is allowed to have their own identity like it does now and doesn't feel "sterile" or "soulless".

Mixed-use is the way to go these days and should activate the Marshall St area more. The complaints about the 8 stories is weird when The Marshall is 8 stories and literally towering over the Marshall St storefronts and also several other 5, 6, 7+ story buildings surrounding it lol.

Hopefully they continue this trend around the rest of the Marshall St parcel/along the E Adams St side and the other parcels surrounding it that is being wasted to dead space/empty parking lots.
 
Given this, Marshal Street is in desperate and immediate need of a precinct plan and design regulations. The housing should be set back allowing for the ground floor retail to create (or maintain) the street character. This is a thing in DC with smaller/older buildings and streets and enables the city to retain its character. I’m not against mixed use, but housing and retail if the bar scene is to remain will not co-exist in a place like the hill that close to campus. It’s not a downtown urban environment. Bars will keep the housing vacant or housing demand will regulate out the bars.
 
If this is how Marshall St/South Crouse gets redeveloped, I don't see myself going back there when I visit SU. It looks antiseptic and vapid.
Like NJCuse said, there should be a comprehensive development plan that has some character and aesthetic cohesion.
Like Jay Lebowski's rug, you need something to tie it all together.

It looks terrible with one building like that rather than a comprehensive plan for the area. There's no comprehensive vision for what it will eventually look like. I posted this earlier in the thread showing Notre Dame's equivalent of M street:

I'm not saying we should copy that by it would nice for it to be coherent all the way around.

How does a city enact change and get this area to a place we all can be proud of?

Who makes the plan in these situations?

Is this the city dropping the ball with bad zoning laws and poor leadership? Is this on SU for not taking the bull by the horns and making this happen?

I would be happy with a good plan for the one block commercial stretch of Marshall Street. It is only on one side (north) of the street. What is it, maybe 120 yards?

Is the issue that the properties are owned by a variety of landlords who have little interest in working together for a greater good?

Yeah the city can't really force current property owners to do anything except maintain their properties according to code (and I'm not sure how much they even enforce that). The city is currently going through a process to update zoning laws. I'm not sure what, if any, impact that might have on development along Marshall Street. I believe it was mentioned as something that's necessary for the proposed Dorian's redevelopment project on Westcott St to move forward. OttoMets is far more knowledgeable on stuff like this than me.

I'd venture a guess that most of those parcels on Marshall Street are owned by different entities. They are probably good income generators and undertaking redevelopment isn't something they are interested in. I suppose there could be a domino effect with new developments. We'll see.
 
Spent a lot of time doing school work just inside the old entrance.

The new entrance featured in the tweet looks good.

The one you're referring to was rebuilt last year and is so hideous it's as if someone's playing a practical joke on the Quad.
