Development in and Around Syracuse Discussion

Many if the Indian tribes had the same type of agreements with Indian tribes that they took over and didn't follow thru on. Its a complicated world that took place 2-300 yrs ago in some cases.

A deal for land that was literally just land at the time, land that they often didn't actually use for long periods of time is far different than land that has been developed 50x over since then.

You need a million acres to feed yourself and the tribe. If you could have fed them with 1000 acres thats all you would have used. No different now. You could probably do the same thing now on 100 acres but you still want that million acres thats worth a trillion times more now.

A developer wants to put a Shake Shack in East Syracuse. Old Friendly's location at Bridge and Erie Blvd East.

Right across the street from a Chik-Fil-A that is being built very rapidly as I post this...

Right between a BK, a McDonalds, a Wendy's, an Arby's, a Five Guys, a Taco Bell, and a KFC.

And the invisible Chick Fil-A. That chick must still be in the egg.

Also a DiBellas and a Pavones within a pitching wedge. There is a Chipotle right down the road, a Blaze Pizza and a Sonic close by too.

And that building on Bridge St in front of Home Depot that has housed so many restaurants that all failed within months, which appears is going to become another Taco Bell. Yes another one maybe half a mile from the one on Erie Blvd.

This is a good area to be in when you are hungry.

Well, Five Guys and Shake Shack are clearly a couple cuts above the others.

Among the rest, only KFC is actually "food", and Wendy's is barely a step up from the others.

Another historic CNY college is closing. Sad to see.

There's going to be a lot more of this. Kids don't want to go $100K in debt to get a no-name college degree and not be able to get a job afterwards. Kids are getting smarter. I could see 25% or more of small colleges closing in the next 10 years. It would literally be a smarter move for them to use that money to buy a house in their 20s (while they're single) and get a job in the trades, where eventually you can be your own boss and own your own business.

Just like college isn't for everyone, the trades aren't for everyone either. I think there will be a reset as it relates to higher education, but the schools that have been closing have had severe underlying financial issues that caused them to close. They were basically hanging on by a thread pre-pandemic and their inevitable demise was just accelerated.

The just put another Taco Bell on Carrier Circle too.

Wrapping up my 30th year in higher ed. Can confirm. There's more closings to follow.

18 years myself, and yes, there will be more to come. Colleges with sub-$100M endowments are becoming more and more difficult to keep afloat in today's day and age, especially if they are experience rising costs combined with either declining enrollment or unsustainable discount rates just to get students in the door.

Yup, it's getting ugly. The crazy thing is that the elite schools are getting even harder to get into, but schools without huge endowments are going to struggle. My college's enrollment numbers have remained pretty good and we're still struggling to balance the budget.

In other words, lots of interesting real estate opportunities. Wells could be repurposed in some really cool ways. It will be interesting to see if SUNY and the community colleges just stumble through with increasing dependence on state funds, or if the system(s) right size and perhaps even see some closures. I'd bet the former.

There's so many schools that are throwing huge financial aid packages at students just to get them in the door and keep those enrollment numbers up, but they put a massive strain on the budget. It might be worthwhile to do in a tough year or two, but it's a pretty unsustainable practice without offsetting those funds in another way.

Yeah. One recently closed institution, a year before they closed, offered a kid I know who had like a 78 high school average, a Presidential Scholarship just to get some bodies in the door. Yeesh.

Found the shower water pressure to be lacking, but this is a bit extreme.

City needs some nice hotel space close to campus.

Unfortunately, I don't know where that's going to come from now. New construction in the area is all student housing. There aren't really any buildings ripe for conversion to a hotel and who is going to be constructing a brand new, large scale hotel from scratch?

Yeah noticed. New apartments are sprouting like mushrooms. Boutique hotels aren't going to cut it.

Isn't there still space in the old Kennedy Square plot?
